UPDATES ON NEW DEVELOPMENT IN SIGNAL HILL

Residential Development

Aragon

Aragon includes 81 townhome-style condominiums in Area 2 of the Pacific Coast Highway Specific Plan. The project replaces the former Beach City Chevrolet service building on the southwest corner of Orizaba Avenue and 19th Street. There are 3 floor plans, each with 2 bedrooms and private 2-car garages. Two floors plans also include a den. Amenities include a swimming pool and clubhouse. Site preparation work and construction plans for the project were completed in 2007.

PacificWalk

Pacific Walk includes 54 townhome-style condominium units. Three floor plans are proposed - two with 2-bedrooms and one with 3-bedrooms. Each unit includes a private 2-car garage. This project, located on Pacific Coast Highway at Orizaba Avenue, is currently on hold.

Villagio

Villago includes 11 detached 3-story single-family dwellings located at Gundry Avenue, south of Willow Street. The homes feature 3 and 4 bedrooms and include private 2 or 3-car garages. Many offer views towards downtown Long Beach and Palos Verdes over the adjacent driving range.

Commercial/Industrial Development

US Bank

US Bank has received approval to construct a 3,590 sq. ft. single-story bank branch at 2615 Cherry Avenue. The new branch will replace the existing one at the first floor of the office tower to the immediate north at 2633 Cherry Avenue.

A&A Ready Mixed Concrete Batch Plant

A&A Ready Mixed Concrete Batch Plant at 900 Patterson Street is the first development within the newly established SP-19 General Industrial Specific Plan and implements the City's 2001 General Plan Land Use Element vision for a jobs producing general industrial zone reuse of a former oil field. The new plant will begin operations in spring 2008.

CarMax

CarMax has acquired an approximate 6-arce site at the southeast corner of Spring Street and Walnut Avenue in the Signal Hill Auto Center. Public hearings on this project are tentatively scheduled for spring 2008.

Howard DCM

Howard DCM is process plans for the development of a 27,866 square foot warehouse and office building at 2445 Palm Drive. This project is envisioned to provide flexible tenant space for light industrial businesses.

Starbucks

Starbucks has received approval to construct a 1,751 square foot restaurant with drive through and outdoor dining facilities located at the Signal Hill Gateway shopping center on Spring Street between Atlantic and California Avenues.

Jack in the Box

Lyons Warren has submitted preliminary plans for a new Jack in the Box restaurant in the Signal Hill Gateway shopping center.

Fresh and Easy

Fresh and Easy is a grocery store/ convenience market envisioned as phase one of a new mixed-use retail center proposed for the Central Business District/ Heritage Square shopping center located on the west side of Cherry Avenue between Crescent Heights and Burnett Streets. The Agency and Signal Hill Petroleum have hired Urban Arena, land use planners and landscape architects, to prepare a site plan for the mixed-use project on a site currently occupied by several active oil wells. Recently, Fresh and Easy opened several grocery stores all in existing buildings. Fresh and Easy plans to open additional stores in new buildings throughout Southern California during 2008.
